A townhouse is a self-contained property, sometimes attached and sometimes freestanding. We're a nation of colonies and each has held onto its own land title system. From a townhouse perspective depending on where it is and how it's being developed it could be a set of grouped dwellings on strata title or a model where there's no shared walls and each townhouse sits on a green title.

They usually have a courtyard for outdoor dining and a garage or carport for parking. Typically in new areas they are built in a "cell" or a "run" of 6-12 homes and are 2 storeys but can also be single storey or even 3 storey. Although the planning framework and terminally may differ the option of townhouse across Australia has become increasingly popular due to the shrinking average block size and affordability constraints.

What are the benefits?

For owners these are lower maintenance and are typically sold at lower price points due to the compact nature of the home and smaller land size

Less wasted space as there's not access down either side of the home and maximised usable space.

For tenants the added safety is appealing and it allows the owner or tenant to lock and leave much more easily.

Privacy

As there are no windows on the side (unless it's a corner townhouse) this type of dwelling feels a lot more private than what a detached home can feel.

Townhouses can be a more affordable way to enter the market due to the smaller land size and compact design.
